Real Wealth Australia contracted Intergy (via our long term business partner IJM & Associates) to build a property investment analysis tool that they can distribute to their clients. This tool helps the property investor to record their actual or prospective property investments and evaluate the return over a ten year period, and includes calculations for Depreciation, Profit & Loss, Monthly Repayments, and Tax Effectiveness.


The Solution


The Intergy team built a standalone desktop application, called the Number Cruncher, which has a rich user interface and multiple reports. Users are given the software on a CD to install on their PC. Users can maintain their Entity and Property details using the Number Cruncher.


The Number Cruncher offers the following Reports:


Cash Flow Report: The Cash Flow Report details the in- and out-flow of cash related to the property. It also shows how changes in balance sheet accounts and income affect cash and cash equivalents, and breaks the analysis down to operating, investing, and financing activities for 10 years in future, based on certain user configurable assumptions like the inflation rate and the capital growth rate. This gives an insight into the future cash flows and capital gains and lets the users to compare the revenues and expenses easily.


Entity Overview Report: The Entity Overview Report shows the profit and loss and net cash flow for all the properties and all Entities. This enables the users to compare properties and entities in a single report.


Property Comparison Report: The Property Comparison Report uses Pie and Bar chart tools to represent the Gross Yield, Net Yield and Net Profit and Loss of all the properties owned by an Entity. This makes comparing the performance of properties fast and easy.


The Number Cruncher offers useful features like:

  • Stamp Duty Calculator - helps calculate the stamp duty owed by an investor after the initial purchase of property. The application has predefined configuration of stamp duty rates based on each State in Australia and calculates the approximate stamp duty based on user input. The system is flexible and allows the user to override the calculated stamp duty.
  • Loan/Mortgage Calculator - an automated tool that enables the user to quickly determine the interest and/or principle payments over set periods based on the Interest Rate, Property Price and Expenses. The calculator offers “Principal and Interest” and “Interest Only” calculations which can be overridden.
  • Depreciation Calculator - This is an important tool to determine the depreciation value of the property/asset. It shows the approximate depreciation figures for 10 years in the future based on a number of key attributes of the property.

Technology Used


Intergy built the solution using the .NET Windows Forms Application framework. A Microsoft Access 2007 database was used at the back end.


Reports are developed using the Crystal Reports Framework.
